Lightwater sits just inside the south-western edge of the M3, roughly halfway between Bagshot and Windlesham in the Surrey Heath district. Unlike some of the older, more established villages nearby, much of the residential area grew steadily throughout the 20th century, particularly on land that was once part of the outlying Bagshot Park estate. The village is defined by its closeness to the Country Park - a 100-acre stretch of heathland and woodland with a large lake that gives the area its name. It’s a practical place to live, with a compact high street that covers the essentials and a strong sense of enclosure provided by the surrounding pine forests. While the proximity to the motorway makes it a major hub for commuters heading toward London or the South Coast, the immediate landscape is surprisingly rugged, dominated by acid-soil heathland that offers some of the best walking trails in this part of the county.
