Topsham is a small town and former port positioned at the point where the River Clyst meets the Exe Estuary, about four miles south of Exeter. Its layout still reflects its history as a major shipbuilding and cotton-trading hub, particularly in the 17th and 18th centuries; you can see this in the Dutch-style gables along the waterfront, a result of the busy trade routes with Holland. Today, the town is largely defined by Fore Street’s independent shops and the Underway, where the houses back directly onto the river. It remains well-connected, with its own station on the Avocet Line providing a ten-minute rail link into Exeter Central, and the M5 motorway is only a short drive away. Life here usually revolves around the water, whether that’s watching the tide change from the Goat Walk or using the small ferry that crosses over to the locks. It is a functional, lived-in place with a strong sense of its own geography, bounded by the river on one side and the reclaimed marshes of the RSPB nature reserves on the other.
