Wixams sits just south of Bedford, occupying the site of what was once the Elstow Storage Depot, a massive munitions factory during the Second World War. Today, it is one of the region’s most ambitious brownfield redevelopments, designed as a series of distinct "villages" connected by a network of engineered lakes and green corridors. Geographically, it’s a flat landscape typical of the Marston Vale, but the planting of the Forest of Marston Vale nearby has started to soften the horizon. While the long-promised railway station remains a focal point of local planning discussions, the area is already well-connected by the A6 and the A421, making it a practical base for getting into Bedford, Luton, or Milton Keynes. It’s a place where the infrastructure - like the primary and secondary schools and the central supermarket - has been built alongside the houses, creating a self-contained feel that contrasts with the traditional market town atmosphere of its older neighbours.
